We are located across from the temple, and very close to campus.  (It is a seven minute brisk walk to my office on campus from home.  The
library is even closer.)  Most of the other student rentals are on or very near the beach.  We are a half mile from the beach.

We have one rental room with  two students in the room.  The room is about 11x13 (11 feet by 13 feet) including closet, and includes a bed
and a fridge per person and a microwave per room, a ceiling fan, a telephone jack, a table, and two chairs.  Living room, kitchen, and
bathroom are shared with our family.

Addendum to the BYUH Housing Contract
55-579 Naniloa Loop (the Tree House)

This addendum applies to 55-579 Naniloa Loop, commonly known as the Tree House, and contains additional rules used by Don and Lois Colton (hereinafter “owner” of this property), as well as information of which the student tenant (hereinafter “renter” should be aware, and to which the renter agrees.

1. Family Living: This rental is a family living situation. The principal residents of the dwelling are members of the owner’s family, consisting of a husband and wife and children of both genders. The family shares the living space (living room, kitchen, bathroom, etc.) with the renters. The atmosphere is generally quiet, although neighbors are sometimes noisy. The family may have overnight guests (of either gender) on non-school nights. We’d like it quiet after 10:00 PM.  No food, drink, or shoes allowed in the living room.

2. The rental contract is for one or more full semesters and/or terms. Rent is $260 per month. If the renter will keep a car parked at or near the house, the rent is $310 per month. If the renter will keep a motorcycle parked at or near the house, the rent is $360 per month. Deposit is one month's rent, due at signing of the contract. Additional payments are due on the first day of occupancy, and the same day of each subsequent month, for all intended rental days of that month.

3. Standard check-in is noon on the Saturday before classes begin.  Standard check-out is noon on the Saturday after final exams end. Alternate dates can be negotiated. If you arrive earlier than the standard check-in time, or stay later than the standard check-out time, we may have a temporary room (bed yes, floorspace yes, fridge no, microwave no, closet no, ceiling fan no) you can use. To encourage timely moves, we charge our full daily rental rate for use of the temporary room.

4. Bedrooms: The unit of rental is a half-bedroom. The other half-bedroom will be occupied by another male renter.  Each occupant of the bedroom will have a key to the locking bedroom door.  The owner will also have keys.  Each renter will also have a key to the home. Notice is hereby given that the owner may inspect the renter’s room each Monday (at the owner’s discretion) to check for damage, pests, unsanitary conditions, etc. Entry may also be made (when no one responds to a knock on the door) to turn off alarm clocks and other sound-generating devices, or in any apparent emergency.

5. Kitchen: Renters may use the cookware and dinnerware of the owners, as well as the cooking facilities (microwave, stove, oven) and sink. Wash and put away the dishes that you use, and otherwise clean up after yourself. Food is NOT included. The refrigerator and cupboards and food therein are for family use only. The renter may store food in the renter’s bedroom, provided due caution is exercised to avoid and clean up spills and other damage to the room. A separate small refrigerator is provided for each renter in the renter’s bedroom. For convenience, a microwave is also provided in each bedroom.

6. Telephone: Renters may use the family telephone line (and telephones) to make and receive telephone calls of reasonable duration at reasonable hours. Long-distance calls must be made in such a way that no charges are incurred by the owners, e.g., by using a prepaid telephone card. Each bedroom has a single telephone jack. Modem use requires special permission.

7. Laundry: Renters may use the family washer and clothes line for their personal laundry. Laundry facilities may not be used for non-residents of the home. Renters must provide their own laundry soap. A dryer is available at $1 per normal-sized load. If overloading of the dryer occurs it will probably mean the end of dryer privileges. Please be considerate of others by taking your clothes off the line when they are dry.

8. You must provide your own bedding, including at least a lower sheet. Common items can be purchased conveniently at Wal-Mart or other stores. You can also bring them with you. Someone asked about mosquito net: we don’t provide it or use it ourselves.

9. Television: No broadcast television or cable is provided. No cable will be installed. We do have a TV, VCR, and DVD that you are welcome to share with us. NO “R-rated” (or worse) movies allowed.

10. Parties: All residents of the house (renters and owners) are automatically invited to all parties held at the house.

11. Internet access using Earthlink is currently available to the bedroom. Provide your own computer and Ethernet card.

12. All renter’s pets must be approved by the owners in advance of bringing them home. In deciding whether to approve, we will consider lifespan, behavior, size, potential damage, and where the pet will go when the renter moves out. Due to additional wear and tear on the house, additional rent may be charged.
